If the floor needs replacing, look into waterproof sheet vinyl which can last up to 15 years, tile or laminates. New manufacturing techniques can make flooring distinctive and attractive while being waterproof and durable. Underfloor heating can take the shock out of stepping onto a cold bathroom floor.

Updating countertops also is a good option for enhancing your bathroom upgrade. Quartz and marble are desirable choices from a decorator standpoint.

However, much cheaper ceramic or glass tile provides a water-resistant, easy-to-clean surface. Although the national average to remodel a small bathroom is about $6,500, the range can be from $1,500 to $15,000 or much more, depending on whether modifications to plumbing lines and other structural changes are needed.

When deciding how much to spend before putting a home on the market, keep in mind a bathroom that is clean, neutral and neat has a universal appeal that stands the test of time.
