Reading and understanding of floorplan is something that most home buyers should be aware of. Often times I discuss desirable sizes and layouts with potential buyers and they have no idea how much square footage they have currently nor how much they are looking for. It helps to get a basis of how much square footage you currently have so that you know what you're looking for in the future. If you have 1000 ft.² now you might be looking for home that has twice as much or at least 2000 ft.².

While it doesn't happen often, you may come across a homebuyer that purchases a home sight unseen. This would be the case for military personnel were those moving from out of state or out of the country. In this case, having a floor plan available to them online can really make a difference in the purchase of the home. These out-of-state homebuyers can view the layout and understand the floor plan before they've actually seen the home. You'll want to make sure that your real estate agent has this available to them online so that it can be easily email to a potential buyer.

A floor plan is also a great addition to a home report that you might have sitting on the counter during an open house or during home showings. This home report could also include items such as photographs of the view during different times of the day, landscaping, staged rooms or other unique features of the house. A floor plan can be included in this type of the booklet to show home buyers that you are a responsible homeowner that truly understands the property. It can also show a potential homebuyer where the boundary line sets of the property so they know how much of the land around the house they could own.

Floor plans will typically state things such as bedrooms, bathrooms and most common rooms as well as doors, windows, fireplaces and stairs. All of these items can give potential homebuyers a good idea of the layout of the house even if they cannot see it in person.
