Deciding to make an offer on a home is a scary and exciting situation. It's scary because you don't know if the seller is going to accept the offer and if there are other offers on the table better than yours. So, as a homebuyer, how can you make your offer stand out?
I deal with buyers on a daily basis and we always have ways, tips, secrets and wording that convinces sellers to choose our offer over someone else's. Here are some great tips to keep in mind when submitting an offer that you want to stand out from all the others.
#1. Keep it simple.
We've all heard the KISS phrase, right? "Keep it simple stupid". Well, the same goes for a real estate offer. Keep it simple, to the point, and don't write in a lot of excess addendum's and contingencies if you don't have to. The easier and cleaner it is, the more attractive it will be to a potential seller.
#2. Write a personal letter.
This is an old strategy but it still works. Writing a formal letter explaining why you love the home is a great way to make your offer stand out. Perhaps the homeowner has done a beautiful job on the landscaping and you really want to complement them. Sellers feel great that you admire and appreciate something that they've done and it will give them the sense that you will take care of it just as well.
#3. Presenting the offer in person.
Now, if you have a buyers agent, which you should, your buyer's agent should present the offer in person. This personal touch can go a long way, especially in the day and age of technology and emailing offers in a split second. This little personal touch can really set your offer apart not just to the sellers but to the listing agent as well.
#4. Have the loan officer make a call.
Your lender could call the listing agent after the offer has been submitted assuring the agent and the homeowner that the buyer is qualified to purchase the property. This sets the homeowners mind at ease that financing will not fall through and will again offer that personal touch that is so greatly missed in today's society.
