Lake Oswego is located about 20 minutes south of downtown Portland along and surrounding Oswego Lake. Many of these homes feature lakefront properties, country club homes and estates.
As of the publishing of this post there are currently 360 properties and lots for sale within the city limits of Lake Oswego. These properties are priced from $61,000 for short sales, foreclosures and lots to $10,500,000 for a single-family home on the lake. Of course, there are dozens of homes with all price ranges, bots, locations and amenities.
- Currently, the days on market for Lake Oswego is 50 days. One month ago is approximately 49 and a year ago was approximately 49 as well. The days on the market have remained somewhat stable over the last year.
Total inventory have gone up slightly from 291 month ago and 280 from a year ago. Approximately 3% of the homes in Lake Oswego are distressed homes and the median list price is $599,000. This is down 6% over last month, was $639,900.

- The median price per square foot is currently $212, which is down 4% over last month. The median house size is 3010 ft.².
- The average listing price for Lake Oswego is down $3300 over last week topping out at $865,000. The median sales price is $415,000 down $1000 over last year.
The median sales price took a nosedive in the fourth quarter of 2013 and that has slowly risen as we head into spring and summer. This is a natural course of action for real estate sales around this area.
According to Trulia, the median sales price for a two bedroom is $290,000; a three-bedroom is $413,000, a four bedroom is $530,000. All figures are up year over year.
