Now that we are into the second half of 2014 we can get a good, clear snapshot of what the market is doing this year. This market report is for June, 2014 for the Wilsonville Oregon real estate market.
Currently there are 94 properties for sale within the city limits of Wilsonville priced from $99,000 for a condominium to a luxury estate worth $3,995,000.
Wilsonville has many luxury properties, estates and acreage available since its spread out South of Portland.
Currently the median list price is $399,000. This is roughly the same as it was a month ago but is up 5% over last year at this time, which was $379,000. There are still only about 1% distressed homes, which include foreclosures, bank owned and short sales. The median days on the market is roughly 34, similar to last month it down 52% over last year. One year ago, the median days on the market were 71.
The median price per square foot is $173; this is about the same as it was last year. The median house size has increased 7% to 2400 ft.², up from 2200 ft.² last year.
For condominiums in Wilsonville the median list price is $350,000, up 3% over last year at $340,000. The median days on the market are currently at 48, very similar to last year at this time for condos and townhomes.
The median sales price for Wilsonville hit its peak in 2008 at $449,000 and the lowest over the last 10 years was in 2012.
