Happy Valley Market Update
Happy Valley is located between Gresham Oregon and Milwaukee just north of Sunnyside on the east side of Interstate 205. Home to about 14,000 residents, this beautiful Valley was originally called Christilla Valley after the first residents, Christian and Matilda Deardorff. The city was first incorporated in 1965 and remained just a small community into the late 1990s when it soon became one of the fastest growing cities in Oregon.
Happy Valley is part of the North Clackamas school district and has several elementary schools, middle schools and is observed by the Clackamas high school. With shops, restaurants and one of the newest landmarks the Happy Valley Station, this suburb of Portland has long since been and will continue to be one of the hottest markets in the area.
Happy Valley has a variety of homes, condominiums, townhouses, older homes and new subdivisions on the market for a total of 100 to 150 properties at any given time. Home started about $200,000 with the median home price of about $450,000. The majority of single-family homes with 3 to 5 bedrooms between 2500 ft.² and 3400 ft.² are typically priced from $500,000-$620,000. There are variety of new homes and new subdivisions with beautiful Valley and territorial views or those with mountain views set in a natural Pacific Northwest setting.
Happy Valley also has a variety of condominiums and townhouses for sale ranging in price from about $250,000 for small, 22 story townhouses with two or three bedrooms and around 1400 ft.² up to larger three and four bedroom penthouse condominiums or luxury townhouses of around $550,000. Most of the time there are less than 20 of these multifamily properties for sale.
Land and lots are also an option in this beautiful Valley set just outside of the Portland Metro area. Because land is more common out here, many people choose to build their own dream homes or estates on larger lots when available. Lots started about $100,000 for smaller, half-acre lots of up to over $2 million for expansive lots ideal for multi-uses are commercial uses.
Multi-family or investment homes are also a great option for Happy Valley. If you're looking for multifamily apartments, there are a few options in downtown Happy Valley at any given time. Multifamily properties typically range from $400,000 to over $1 million based on the number of units and condition.
